Big win for Downtown: Major health care company to relocate headquarters there

A year after attracting Molina Healthcare, Downtown is gaining even more momentum with another major health care tenant relocating there.

ABQ Health Partners will move its administrative and support services offices into the former Bank of America building, taking 63,000 square feet at 303 Roma Ave. NW.

Carly Newlands, manager of communications for ABQ Health Partners, said the company will move there at the end of the year. The tentative move-in date is Nov. 1, and 242 employees will make the move for the headquarters relocation.

“We’re excited to be part of the mayor’s renovation efforts Downtown,” Newlands said. “There is a great vibe and positive momentum with even more offerings and attractions forthcoming. The central location, proximity to restaurants, availability of public transportation including ART [Albuquerque Rapid Transit], all add to the appeal of the Downtown setting. The energy is building and it’s a perfect fit for our awesome teammates.”

The building has the Bank of America sign on it, though the bank closed its branch there in September. Other tenants there include a radio company and Modrall Sperling Law Firm. Downtown’s office vacancy rate is currently 34.8 percent.

The 235,000-square-foot two-tower property is owned by asset management company Hudson Advisors, an international real estate company with offices in Dallas and New York City.

Scott Throckmorton of ARGUS Investment Realty represents the Class B property. ABQ Health Partners said it was represented by Mark Edwards, president and qualifying broker of Mark Edwards Commercial Realty LLC, and Nevil Green of CBRE.

Throckmorton said ABQ Health Partners, which will occupy six floors of the eight-story building, liked that the building came with parking and was between all of its other facilities.

“Downtown is centrally located and a group like ABQ Health Partners has got operations from Rio Rancho all the way to their new building they’re constructing near the Sunport and I-25. I think this was an ideal location for them because of centrality,” Throckmorton said.

ABQ Health Partners is constructing a new 90,000-square-foot multi-specialty clinic in southeast Albuquerque.

The new two-story facility is under construction on an 8-acre property near the Albuquerque International Sunport on Transport Street east of Interstate 25. The clinic, which will serve as the company’s flagship location, will ultimately replace ABQ Health Partners’ Gibson Healthcare Center at 5400 Gibson Blvd. SE.

ABQ Health Partners is a physician-led medical group with 17 locations in the metro area and is a division of Denver-based DaVita Healthcare Partners (NYSE: DVA), a Fortune 500 company that operates in several states nationally. DaVita is one of the largest kidney care companies in the U.S. The company posted $3.53 billion in revenue in the first quarter of 2016.
